Reno Real Estate * Turning A Profit

The stigma regarding flipping real estate properties came about in the 1990's. According to Michael Urbanski, CEO of USHUD.COM (TM), a subsidiary of Heavy Hammer, "Flipping today is different than it was in the 1990s. To the savvy investor, flipping real estate means that the home buyer takes the title to the property as they should, renovations are made and the house is then put back on the market and sold at a higher price. Urbanski also states that according to data released from USHUD.COM, trends are showing the foreclosure rate in the US is on the rise. With interest rate only and other special mortgages, buyers are actually able to purchase more house than they can afford. These special loans are eventually converted into higher interest loans and fixed rate loans and for most people this will be devastating.

With HUD selling more than 15,000 properties a month, the shear volume offers the best opportunities available in real estate today. With the cost of $45 per day per property to maintain the inventory list (over $20 million a month) there is a sense of urgency to sell the properties as quickly as possible. This in turn is creating the best opportunity for investors to get into the foreclosure market now.

The National Association of Realtors in Washington, DC released a survey earlier this year indicating that over 20% of all residential real estate transactions in the US last year went to investors rather than buyers looking for a home. Reno Nevada is especially noticed an increase of real estate flipping. The website RenoRealEstateMarket.com reports an increase in some properties from week to week by as much as 30%. Reno Real Estate is now becoming some of the most highly sought after property anywhere.
